More than £750,000 in sales in two days for BPK – and a blizzard of new instructions, writes Piers Morton.
The UK is today bracing itself for a heavy fall of snow and weather warnings are in place.
But here at BPK Estate Agents, we’ve been seeing our own flurry of new instructions as the market in Carlisle and Cumbria begins to warm up.
The national picture may remain challenging, with repeated reports of sales slowing and people being reluctant to put their homes on the market but, as is often the case, our local market is not following the trend.
January always starts slowly but since the third week, we’ve already had 15 new instructions by week 5 – an average of five people a week who want to sell their home and, thankfully for us, want to sell it with BPK.
And it’s not just new houses coming to market. Sales are still happening and happening quickly.
Just last week, we put a bungalow in Wigton onto the market. The same day, we had four viewings at the property and within 48 hours, it was under offer. That’s a brilliant outcome for the buyer and the seller.
That completed a trio of sales for us in the past two days for properties worth more than £750,000 in total – yet again showing that we aren’t just the choice of many people to list their homes but we are right up there amongst the agents in the market who will sell your home as quickly as anyone, and at a great price.
And it shows no signs of easing. Just this morning, we’ve added the latest new property to our website in the north of Carlisle, where we maintain our market-leading position. A fabulous extended three-bedroomed semi-detached home in a hugely popular area of the city. We’re confident that will be another one that won’t be listed for long.
Confidence returns
With an apology for another weather-related pun, we’re definitely seeing a snowball effect. So, what’s driving it?
Well, sellers are telling us that they’re feeling more confident. They feel now is the time to go to market and, if homes keep selling as quickly as they are doing, that won’t change. Even better, many of them are returning customers so we must be doing something right!
The buyers are still out there and are ready to move – and fast – when they see the home they want.
And the easing of interest rates has definitely calmed the market – in Carlisle, Cumbria and the Borders anyway.
It all points to brighter, more buoyant times ahead for sellers which means now might be a good time to give us a call or to start preparing your home for sale if you’re thinking of your next move.
I’m off now to do another valuation. They keep on coming in. Let’s hope the snow doesn’t spoil my journey and passes as quickly as some of these homes are flying off the market.
